January 2017 stats have just been released by the Windsor Essex County Association of Realtors, and the numbers show that the Windsor-Essex market is still heating up!
We saw 587 new residential listings which was UP 15.55% compared to January 2016, with 364 Sales. Sales were up an impressive 12%. For January, which is typically one of the 2 slowest months of the year, these numbers are a good indication that our market is very active, and still trending upwards. There are plenty of motivated buyers our there competing against others with a lack of homes for sale. It is positive that we did see an increase in listings, but it is not enough to fill the demands of buyers.
The average residential sale price for January 2017 was $219,083 which held steady from December 2016 ($220,053). Looking back compared to January of 2016, the average is up 6.37%.
