Windsor & Essex County Real Estate Stats – January 2018

Are you thinking of selling your home soon? You might not want to wait until spring time. January 2018 stats have just been released by the Windsor Essex County Association of Realtors, and I’d like to explain why you shouldn’t wait to get your home on the market.

January 2018, compared to January 2017, the number of new listings (market activity) was DOWN 23.68%. The number of sales in January 2018 compared to January 2017 was DOWN 21.43%.

You are probably asking yourself why you would want to list with those numbers down significantly??  This is why. The average price in January 2018 compared to January 2017, was UP 26.81% at $277,827. Our Year-To-Date average for 2017 was $264,750.

We are seeing a significant shortage of listings on the market (which also reflects in the number of sales), motivated buyers are out there and there are still multiple offers on most properties. On the Buying end of things, if you are looking for a winter “deal”, it looks like that is not a good strategy this year.
