July 2016 stats have just been released by the Windsor Essex County Association of Realtors. Last month we saw 870 new listings, which is down from June 2016 (959), and a decrease 2.79% compared to July 2015. July 2016 saw 634 Sales, which is down from 720 Sales in June 2016, but still up 0.96% compared to July 2015.
In the past, July has usually been the strongest month of the year, but according to the stats, June might have drawn the most sales for the year. Is it a sign that the market is slowing down? Definitely not. It is still a hot sellers market with plenty of buyers, and the average sales price is continuing to climb.
July 2016 saw an average sale price of $225,818, up slightly from June 2016 at $224,151. The Year-to-Date Residential Average Sale Price continues to climb up to $225,818 from 198,371 in 2015 (ytd). Year-to-Date thats a 13.84% increase in Residential Average Sale Price.
