November 2018 stats have just been released by the Windsor Essex County Association of Realtors. Comparing November 2018 to November 2017, we saw a slight decrease in the number of new listings (Market Activity) as well as Sales. We saw the numbers decline compared to last month, which is typical, as November and December typically see lower New Listing and Sales. We saw the most sales in the $260,000 to $299,999 price range.
We are still experiencing an inventory shortage. Listings are still low, and the amount of buyers still remains high. Multiple offers are still for norm on the vast majority of properties, and this has driven up the Average Sales Price. For November 2018 we saw an average residential sales price of $292,619, and year-to-date we are at $299,102.
