October 2018 stats have just been released by the Windsor Essex County Association of Realtors. Comparing October 2018 to October 2017, we have seen an increase in the number of new listings (Market Activity) as well as Sales. We saw the sales rebound compared to last month, which is typical, as September Sales are usually low. We are also seeing a very high volume of sales over $420,000.
We are still experiencing an inventory shortage. Listings are still low, and the amount of buyers still remains high. Multiple offers are still for norm on the vast majority of properties, and this has driven up the Average Sales Price. For October 2018 we saw an average residential sales price of $311,456, and year-to-date we are at $299,756.
